This home had to accommodate a large garage, a hotel style master suite, and an entertainment focus to indoor and outdoor living area's. The sites potential bay views must be a focus. The clients wanted a modern design that maximises the tiny site.
The site is riddled with constraints, with tight planning overlays, a width of under 12m, and a total size of only 337m2. Extensive potential for overlooking and overshadowing limit many options, however close proximity to the water, and a great bay view demand opening the house up to the context.
The houses commanding presence is skillfully designed to reduce the visual bulk, while still achieving a large house. The prized views are utilized, without sacrificing privacy. A strong indoor/outdoor relationship was achieved, and with the beachside expression to the back yard, a meditative experience can be felt throughout the entwining living areas.
